The project is located in Bahcesehir Area, a fast growing suburb of Istanbul, with a land area of 6,526 m² and total allowable area of 13,052 m². The main characteristic of the site is the steep slope that reaches, from the highest to the lowest point, a height difference of 24 m.
Sinan Kuwait Real Estate Company launched a competition to award the best Master-plan and Architectural Design Concept with aim the construction of a Residential Complex. The functional program includes: 2, 3 and 4 bedroom apartments, 4 bedroom duplex villas and a community club.
The design makes use of the maximum allowable built up area, housing 87 apartments in an optimal proportion, and uses the land’s slope differences to obtain another 3 apartments and 6 villas.
In an effort to address the concerns of cost efficiency and to maximize the site particularities with em¬phasis on an optimal view for all apartments, the chosen solution adopts a layout with 2 main buildings and a series of villas.
As an extension of the community center, in close proximity to the outdoor swimming pool is proposed a small coffee shop, increasing the leisure amenities at the heart of the complex.
Another important aspect of the concept is the access through a single entrance/exit secured gate with guard room. A single way car circulation throughout all the ground and underground parking levels and interior roads, provides a smooth car flow.
90 parking spaces, 1 for each apartment, are secured in 2 underground parking levels, whereas guest parking spaces are provided in all neighborhoods. The villas each have their own parking space in the boundary of their allocated courtyard.
Despite being only in the concept design phase, the functional aspect of the complex has been taken into consideration, providing electro-mechanical spaces, garbage collection points, and storage for all the premises, so as to ensure a successful passage to the next phase.
A correct balance between built and landscaped area was carefully designed; and last but not least, a pleasant harmonious image of contemporary architecture vocabulary was chosen, to symbolize the dynamism of modern Turkey.
